When a homeowner makes the decision to list their home for sale, it’s common to consider two significant concerns: Are the market conditions right, and when’s the best time of the year to sell?
Currently, the economic climate is ripe for selling a home. So when is the right time to sell? Here’s an interesting tidbit from Zillow:
- Homes listed between May 1-15 tend to sell 9 days faster, and 1% above the asking price (National Average)
For us Southern Californians, particularly in the Los Angeles County area, it’s April 16-30. Typically many homebuyers begin their search early spring (Like now!) with goals to get settled into their new home sometime in May. Of course, there’s a host of reasons why this occurs. For example, for families it’s getting their children settled into their new neighbor surroundings, and ready for their new school in September. Plus, the Spring/Summer weather is perfect for applying any changes to a new home (i.e. painting), or simply ready to enjoy that new swimming pool!
Now that we have the months identified, what about the day? Most sellers still consider Sunday a good day to list. Statistically, homes listed on Saturday tend to gain 20% more views than earlier in the week. If Saturday isn’t an option for you, Friday is the 2nd best day receiving 14% more views.
